Sandy Springs, just north of Atlanta, is an affluent suburban city that was incorporated in 2005 and has grown quickly as a residential and business hub. It includes neighborhoods and towns like Dunwoody (which later incorporated separately), Roswell (border), Peachtree Corners, and large master-planned communities. Housing stock is largely suburban single-family homes, many from the 1980s–2000s, executive homes on larger lots, townhomes and some luxury condos near the Perimeter/GA 400 corridor. The character is suburban/edge-urban, with high amenities, corporate offices, retail centers, and excellent commuter access to Atlanta. Proximity: About 10-15 miles north of downtown Atlanta; very near metro core. Home prices are elevated: typical homes often exceed $500k-700k+ in many neighborhoods. Newer luxury homes may be in the $800k-1M+ category. For building on lot, if one acquires a large lot in a coveted subdivision, build cost could easily exceed $400k-600k+ for structure alone (depending on size) and total cost (lot + build) may reach well over $1M. Sandy Springs represents a high-end suburban option close to Atlanta’s city offerings.
