Coweta County, located west-southwest of Atlanta, was established in 1826 and named after the Creek word “coweta” referring to the tribe’s settlement in the area. The county seat is Newnan. This county is part of the Atlanta metro ex-urban belt and has seen significant growth. Housing types are mostly single-family suburban homes, newer subdivisions, town-homes, and some remaining rural- acreage homes on the outskirts. Because of the growth and proximity to Atlanta, housing prices are elevated: many existing homes would be in the $300,000-$500,000+ range; new build on typical lots could easily exceed $400,000-$600,000+ depending on design and lot. Build costs per square foot may be higher due to demand. The county’s character is suburban to ex-urban, rather than rural. Nearest major city is Atlanta (within commuting distance), giving access to metro jobs, amenities, infrastructure. The trade-off is less large-acreage lot opportunities and higher cost compared to remote counties.
